Mariposa Redevelopment Phase III is a mixed-income rental development in
the historic La Alma / Lincoln Park neighborhood in Denver. Phase III will be delivered via a
design-build approach and constructed on the site east of Navajo Street and
west of Mariposa Street along the north side of 10th Avenue.
The project consists of 4 stories of senior housing units in conjunction
with commercial retail space over one level of below grade parking for 46
vehicles.
There are a total of
81 apartment units comprising of (44) one-bedroom units and (37) two-bedroom
units totaling approximately 88,500 gross sq. ft. There is a total of 15,250
gross sq. ft. for residential amenities and service areas on the ground level. Additionally,
there are six (6) townhomes comprising of (3) three-bedroom units and (3)
four-bedroom units totaling 12,415 gross sq. ft.
Green Project Components:
The project is targeting LEED® ND
Certification and a goal of LEED® NC Gold and certify Enterprise
Green Communities Criteria. The entire project will achieve 50% energy cost
savings relative to ASHRAE standard. Other components include:

- Energy monitoring systems
displaying building energy use metrics
- PV solar array
- Greywater re-use system
- Low flow plumbing fixtures
- Rebar comprised of 94% recycled content
