The project consists of two, five-story, Hilton branded hotels that are separated above ground but share back-of-house space and parking facilities located below grade on a 114,007 sq. ft. (2.617 acres) site.
Embassy Suites is a 172,716 sq. ft., full-service hotel with 203 all-suite guest rooms. The room mix is 87 double queen suites, 67 king suites and 49 single king rooms. The average room size is 500 sq. ft. Other spaces include 7,200 sq. ft. of meeting space; a 6,700 sq. ft. ballroom; and a 5,700 sq. ft., three-meal restaurant. There is an outdoor pool with sun deck and a fitness center.
Hilton Garden Inn is a 95,452 sq. ft., select-service hotel with 172 guest rooms including six suites. The room mix is 94 double queen, 72 king and 6 king suites. The average room size is 370 sq. ft. Other spaces include 1,000 sq. ft. of meeting space, a business center and a three-meal restaurant with a grab-and-go café concept.
The project’s structural system is reinforced concrete columns supporting post-tension reinforced elevated concrete slabs. Each hotel is served by a separate two-pipe water source heat pump loop with boilers and closed circuit cooling towers located on each roof. The premium concrete superstructure allows for a significantly longer use as compared to wood frame construction (the majority of select service hotels are wood frame).
A two-story, 216,440 sq. ft. underground parking garage with approximately 479 spaces, including valet, serves both hotels as well as an adjacent office building by others.
