Project Summary

Syracuse Plaza and Goldsmith Village Townhomes were redeveloped through the use of Low Income Housing Tax Credits. (LIHTCs). Milender White’s scope included the renovation of 100 units at Syracuse Plaza and 35 units at Goldsmith Village, the related community space and site work through the design-build methodology.

Syracuse Plaza, a 10-story high-rise built in 1970, includes 100 units for seniors. The 74,996 sq. ft. building was renovated while 80% occupied through a complex logistical process of turning two floors at a time with tenant relocations in between the floor turn-overs. The project achieved Enterprise Green Built Communities certification through numerous energy saving design elements including new roofs, windows and doors and new mechanical and electrical upgrades, the most significant of which was the complete change from the existing electrical heating system to a new gas fired hydronic heating and cooling system.

The Goldsmith Village townhomes were built in 1979. The six buildings total 51,400 sq. ft. and include 35 units. Work was sequenced to renovate one building at a time with moves in between. This property also received Enterprise Green Built Communities certification through numerous energy saving upgrades including new roofs, new windows and doors, new exterior siding and high efficiency hot water heaters and furnaces as well as the addition of air conditioning.
