January 13, 2026 – Denver, CO
At 4995 Washington Street, a transformative mixed-use development is taking shape—one that represents one of the largest affordable housing investments in the State of Colorado while delivering a long-awaited Denver Public Library branch to the Globeville neighborhood. This project is more than a building; it is a commitment to equity, access, and long-term community growth.
The development brings together 170 affordable multifamily homes—ranging from one- to four-bedroom units—within a five-story, 250,000-square-foot mass timber structure, thoughtfully designed to serve families, individuals, and multigenerational households. By addressing the critical need for affordable housing in Denver, the project helps stabilize residents, reduce displacement pressures, and support long-term neighborhood vitality.
“This will be the largest CLT (Cross Laminated Timber) affordable housing project in the Country; we are honored to be the GC partner on this Development. However, the real impact is its imprint on a community. The Globeville neighbors have been at the table with development partners from day one, with input that has truly shaped this project. I am excited that Milender White is in service to this historic community with the construction of this structure.”
— Albus Brooks, VP of Business Development and Public Affairs, Milender White
At its heart, the project integrates a 12,000-square-foot Denver Public Library branch, creating a vital community anchor. The library will provide free access to educational resources, technology, workforce development tools, and gathering spaces—ensuring that learning and opportunity are available to residents of all ages, regardless of income. Paired with a 4,000-square-foot Community Café, the development fosters connection, inclusion, and everyday interaction, reinforcing the site as a true neighborhood hub.
Designed in alignment with the broader Globeville Redevelopment vision, the project reflects a forward-thinking approach to urban infill—combining sustainable construction, community-serving amenities, and thoughtful design to create a positive and lasting impact. With an anticipated completion in fall of 2027, this investment will stand as a powerful example of how affordable housing, public resources, and innovative construction can come together to strengthen communities and expand access to opportunity for generations to come.
