Milender White (MW) and architect DLR Group, recently delivered a full-scale renovation of all 1,110 guestrooms at Denver’s 2nd largest hotel, the Hyatt Regency Denver at Colorado Convention Center, while the hotel operated at 75% occupancy. Transforming over 156,000 square feet of occupied hotel space while guests checked in, attended conferences, and explored Denver required precise construction planning. MW mapped out more than thirty-three turn-over dates to function as milestones that would keep teams accountable and successful, with a finish date ahead of schedule.
Execution depended on MW self-perform crews, who completed 3-4 rooms each day. Brandon Minatta, MW Project Manager explained, “”By self-performing the work, we did not just build the Hyatt—we took full ownership of every outcome. It gave us complete control over safety, upheld uncompromising quality, ensured commitment to the schedule, and minimized change orders—all driven by the accountability and pride of our own hands.”
Behind the scenes, the renovation scale was substantial. Crews moved 8 million pounds of material into and out of the building in a preplanned set of coordination that was invisible to guests. To prevent disturbances to guests, we worked with the hotel to establish work hours that allowed productivity. Some work was conducted overnight, buffer floors separated guests from construction areas, and access routes were strictly managed.
Bill Mosier, CEO of the Denver Convention Center Hotel Authority, recently said, “The transformation of the Hyatt Regency Denver at Colorado Convention Center represents an important investment in one of our city’s most important downtown properties.” Now, the hotel is fully reimagined, and guests can enjoy the refreshed interiors and elevated finishes as they take in all that Denver has to offer them through conventions, sporting events, arts, theater, and cultural experiences.
