This eight-story, 131,114 sq. ft. project within walking distance of the Third Street Promenade combines concrete and wood-frame construction. It is one of four Tishman Speyer multifamily communities built by Milender White (MW) in Santa Monica.
KFA Architecture designed 501 Broadway as a mixed-use building. A three-story pedestrian plaza with concrete columns rises from ground level at the corner of Broadway and 5th; two of the bottom three floors are residential, one commercial. There is 5,522 sq. ft. of common open space within the project, more than 2,000 sq. ft. of it on a rooftop deck, and most units have private balconies. Parking is below grade, with 71 vehicle spaces and 145 bicycle spaces provided on three levels. Eighteen of the 89 units are deed-restricted and reserved for tenants earning 30-100% of area median income.
501 Broadway was envisioned as a boutique Class A apartment community, and MW’s first-rate general contracting helped realize that vision.
