501 Broadway

501 Broadway
Santa Monica, CA

Type: Multi-Unit Residential, Retail

Owner: Tishman Speyer

Architect: KFA Architecture

This 59,900 sq. ft. project within walking distance of the Third Street Promenade combines concrete and wood frame construction. It is one of four Tishman Speyer multifamily communities currently being built by Milender White (MW) in Santa Monica.

KFA Architecture has designed 501 Broadway as a mixed-use building. A three-story pedestrian plaza with concrete columns rises from ground level at the corner of Broadway and 5th; two of the bottom three floors are residential, one commercial. There is 5,522 sq. ft. of common open space planned within the project, more than 2,000 sq. ft. of it on a rooftop deck, and most units are designed with private balconies. Parking will be below-grade, with 71 vehicle spaces and 145 bicycle spaces provided on three levels. Eighteen of the 89 units will be deed-restricted and reserved for tenants earning 30-100% of area median income.

When completed, 501 Broadway will be a Class A apartment community, and MW’s first-rate general contracting will help realize the owner-architect vision.
