Milender White (MW) is building its second Southern California senior housing community at 711 Colorado in downtown Santa Monica. This is one of eight properties in the Santa Monica Collection, a portfolio of apartment buildings developed by Tishman Speyer. MW is slated to construct the first phase of the Collection.
KFA Architecture has designed 711 Colorado to contain 56 apartments – 24 studios, 26 one-bedroom units and six two-bedroom units. All units will be affordable and designated for seniors earning between 30-100% of area median income.
The ground floor of the seven-story, 29,919 sq. ft. building will include a restaurant, situated in 2,380 sq. ft. of retail space. Below grade, the project will have a 395 sq. ft. basement for resident storage. The construction is Type III-A (floors 3-7) over Type I-A (floors 1-2) on a 7,480 sq. ft. parcel.
Affordable senior apartments are a rarity in Santa Monica, a city known for upscale rentals and waiting lists. 711 Colorado proves that an affordable senior community can be infused with high style and great construction quality.
