Sanitas Place Apartments Renovation

Project Summary

Milender White worked with Boulder Housing Partners and OZ Architecture in a pricing, value engineering and build process for a comprehensive interior and exterior renovation of these affordable rentals.  Sanitas Place is comprised of 12 primarily two bedroom apartments in a two-story building. The 34,860 sq. ft. building was a former motel and lacked much in curb appeal and overall aesthetics.  Sanitas Place is part of BHP’s workforce housing portfolio and houses families that earn less than 50% of the average median income (AMI).

Interior and exterior renovations and improvements included:

  • Replacement or refurbishment of entry point and drive lane signage at front of building
  • New wall and fence at sidewalk with plantings and trees
  • Patio areas for each ground floor unit
  • Complete interior remodel of each unit including paint, flooring, kitchen countertops and cabinets, bathroom vanities and tops, existing tile repair, lighting fixtures, ceiling fans, appliances and PTAC units
  • Exterior façade upgrades
  • Roof patching and insulation
  • Community garden, BBQ and play area
  • New storage and bike enclosure

To accommodate BHP and the Sanitas residents, Milender White started construction after Thanksgiving and completed the interior renovations in time for everyone to move back home before Christmas.  This extremely tight schedule required extensive pre-planning but was successfully accomplished by working together as a team.
