Project Summary

The Aliso is a new mixed-use development located on a 5.85-acre site that abuts the Southern California Institute of Architecture in the DTLA Arts District. It is one of the largest residential projects to be built in downtown Los Angeles in recent years.

The development includes multiple structures standing between five and six stories in height and spans 878,983 sq. ft. The buildings are clad in stucco and metal wall panels and include Class A interior finishes. The residential buildings are a combination of type III-A and V-A wood-framed structures and contain a total of 472 multifamily apartment units. The development includes 26,000 sq. ft. of commercial and retail uses.

There is one level of underground parking (200,389 sq. ft.) and two levels of above ground parking providing controlled access for 774 vehicles. Amenities include a pool with deck, a two-story gym, game room, lounges with full kitchens and play areas for dogs. Each building has a unique exterior finish and all buildings have landscaped rooftop decks. Units have quartz countertops, electric stoves, LED lighting and washer/dryer systems. The Aliso’s recording studio, green screen room and 42 live/work apartments appeal to the lively, diverse and creative community that is the Los Angeles Arts District.

The Aliso is the recipient of the Merit Award of Excellence for Mega Projects from the Associated Builders & Contractors, Inc. (ABC).

The Aliso has won a 2020 Best Projects Award from Engineering News-Record – ENR California region in the Residential/Hospitality category.
