30PRL Makes the “Best Place to Live” Even Better

At its best, affordable housing not only fills a need but also enhances a neighborhood. To see a great example, visit the corner of Pearl Parkway and 30th Street in Boulder, where you’ll find 30PRL (30 Pearl). The finishing touches are complete and all units are now available for rent at this affordable apartment community, built by Milender White (MW), designed by Coburn Partners, and developed by Boulder Housing Partners, the City of Boulder and Boulder Housing Coalition.

Gov. Jared Polis toured 30PRL earlier this month and expressed his appreciation for the project and the quality of construction. State and local officials accompanied him for this firsthand look at this latest addition to BHP’s portfolio of affordable housing communities.

30PRL serves local residents earning 30-60% of the area’s median income (AMI). Its three buildings (the Bluebell, the Magnolia, and the Mesa) contain a total of 120 apartments – 20 studios, 49 one-bedrooms, 42 two-bedrooms and 9 three-bedrooms. The 181,370 sq. ft. development also has dedicated first-floor space for locally owned small businesses and nonprofits, and a 167-stall below-ground parking garage.

30PRL is welcoming and inclusive. Twenty of the apartments in the Bluebell building are reserved for adults with disabilities, who are participants in a Boulder Treasures independent living program. Other apartments provide permanent supportive housing for those experiencing homelessness. All of the community’s residents enjoy free wi-fi, shared rooftop spaces, public art, and landscaped courtyards on a 4.6-acre site.

The 30PRL story is also a story about efficiency. The community was efficiently built – MW used advanced prefabrication systems to produce 29,000 linear feet of wall and floor panels for the project, using an innovative on-site prefabrication process that saved money and time. 30PRL is also designed for energy efficiency and sustainability – all energy use is electric, the buildings have solar-ready customer-sited technology, and electric car charging stations are provided, along with car share spaces and more than 700 bike parking spaces.
