Milender White Builds Community Connections and Experiences in Silverthorne with Fourth Street North

Last evening Milender White received Final Site Plan and PUD approval by Silverthorne’s Town Council for Fourth Street North, an exciting mixed-use development adding to Silverthorne’s growing town core.  Fourth Street North, developed by Milender White (MW), continues the energy created by Fourth Street Crossing, a quarter-mile north of I-70 and adjacent to the Blue River and Silverthorne Bike Path. Milender White serves as the general contractor on this project.

Project highlights include 72 condominium units in four three-story buildings and 13,000 sq. ft. of ground-floor retail. The condominium units range from one to three-bedroom right in the middle of the excitement in Silverthorne’s town core.

A 111-room hotel will support the many travelers who can access up to seven major ski resorts from Silverthorne. Future guests of the hotel will have easy access to Bluebird Market, which provides a lively, community-focused atmosphere with open seating, flexible event space, a yard game area, and interactive arcade games. The project features a +60’ climbing wall surrounded by a large outdoor plaza complete with outdoor seating for the surrounding bars and restaurants. The hotel will feature a rooftop bar with views of the climbing wall, plaza, and surrounding mountains.

MW is also directly addressing the workforce housing crisis in Summit County as part of this development effort. As part of Fourth Street North, MW plans to build a stylish 132-bed workforce housing community in Silverthorne with a “rent by-the-bedroom” housing approach, sometimes referred to as co-living. Each bedroom in the community will be rented individually, and 60% of the bedrooms are proposed to be rent-restricted. Residents will save greatly on rent compared to what they would pay for a studio or 1-bedroom apartment in Silverthorne, Frisco, or Dillon. An integral part of the Fourth Street North development, this project is a short walk from Silverthorne’s new transit hub at Fourth Street Crossing, where residents can access free and convenient transportation to jobs across Summit County.

The new rental community will include a mix of 2-bedroom, 3-bedroom, and 4-bedroom units. Each room includes its own private bathroom and closet, with a common kitchen and living area. There will be a courtyard and a clubhouse with Class-A apartment amenities including storage lockers, gear maintenance room, outdoor BBQs, and a dog wash. Additionally, 91 parking spaces will be built below grade.

In mountain towns like Silverthorne, demand for investment properties and secondary residences has exacerbated the shortage of affordable housing and made rentals impossibly expensive for the workforce serving both tourists and locals. This is the workforce that runs the operations at the ski resorts, the servers and bartenders, the emergency services personnel, teachers, and the cleaning and maintenance personnel for the lodging throughout the county. Here is an innovative and practical response to this dilemma.

A 190-stall parking structure will offer accessible parking for community members, residents, and visitors alike.  The climbing wall is integrated into the parking structure and will be professionally managed by an outdoor outfitter.  MW plans to begin construction in May 2022.
