Santa Monica, CA

Type: Multi-Unit Residential, Retail

Owner: Fifield Realty

Architect: Killefer Flammang Architects

Project Summary

This project represents the second phase of the Catherine, a mixed-use, multifamily community in Santa Monica’s downtown. This transit-oriented development, located within walking distance of the Third Street Promenade and the Expo Line terminus, is part of the revitalization of Lincoln Boulevard north of the 10 Freeway.

Catherine Santa Monica Phase II consists of a 5-story, 155,450 sq. ft., mixed-use building with a total of 191 units and 11,402 sq. ft. of ground-floor commercial space over two levels of subterranean parking. Construction is Type III-A residential building with a Type I parking garage with 287 spaces. The site is 69,069 sq. ft.

The unit mix includes studios and one-, two- and three-bedroom apartments. Fifteen of the units, or 7.5% of the total unit count, are designated affordable at 30%-60% of area median income level. Amenities include a saltwater pool, roof deck with kitchen, internet café, micromarket, tot lot, gym, yoga area, and media/game room.

A voluntary easement is provided between Catherine I and Catherine II, allowing the Lincoln Court alleyway bisecting both Catherines to connect to both Olympic Boulevard and Colorado Avenue. Decorative paving, lighting and landscaping enliven this passageway for cars, pedestrians and cyclists.
