MWCC renovated 156,607 sq. ft. in the 38-story Hyatt Convention Center hotel. The scope included updating 1,100 guest rooms and over 1,100 bathrooms. The project also included converting the Regency Club into five guestrooms on Level 35, transforming five other guestrooms into an entertainment and pre-function space with patio access, and adding new bathrooms to meeting rooms on Floors 25–26.
The preconstruction team optimized schedule while planning this project. There were 33 turn-over dates built into the original schedule. MWCC hit every milestone date throughout the project. This allowed Hyatt to deliver rooms to their guests seamlessly. The final schedule turned a floor over every two weeks while allowing the hotel to maintain a minimum of 75% occupancy throughout construction.
A goal was set by all stakeholders to have construction remain “invisible” to Hyatt Regency guests, staff and visitors. All material deliveries and trash removal were performed on the night shift. Crews installed 8M pounds of furniture, fixtures and equipment. They placed 1,528 new mattresses in renovated rooms. To minimize guest disturbances, MWCC managed trade flow and access through service entrances and elevators and supervised overnight work within a buffer floor system to dampen construction noise. MWCC’s tight logistics allowed Hyatt to remain operational and cater to over 700 guests every night throughout construction.
