The Village at Mines Park

This transformative multi-phase project delivered 1,058 beds of modern on-campus housing for the Colorado School of Mines, encompassing both new construction and renovation.

Milender White (MW) was the design-builder for The Village at Mines Park, a 5-building, 284-unit community built in collaboration with Capstone Development Partners and Shears Adkins Rockmore. This university-financed project was a P3, developed in a public-private partnership with Mines. The Village added 658 new beds to the student housing stock at Mines and helped the university advance toward its strategic goal of housing 45% of its students on campus. Four of the five mid-rise buildings integrated a hybrid cross-laminated timber (CLT) flooring system with glulam beams and wood-framed wall panels prefabricated at MW’s own facility.

The new buildings sit across a varied topography, using the natural 50-foot grade change to inform the layout and massing. Architecture and interior design draw from local geology, with natural materials and organic forms creating strong indoor-outdoor connections. Communal spaces are scaled for individual, small group, and larger community engagement, reflecting Mines’ commitment to student well-being, academic success, and environmental stewardship.

Sustainability is central to Mines Park Village. The all-electric project was designed and built for LEED™ Gold certification and incorporates solar photovoltaics, energy-efficient systems, and carbon-storing CLT construction. Thoughtfully integrated amenities include a new student center, a cafe and common living room, study lounges, outdoor gathering spaces, 18 EV charging stations, an amphitheater, and campus shuttle access via the Ore Cart.

Our prefabrication and self-perform efforts accelerated construction timelines while improving quality, reducing waste, and lowering environmental impact. The result is first-rate student housing that enhances the student experience and meets the university’s long-term goals.

Additionally, MW renovated and upgraded 19 walk-up residential buildings and a community center at Mines Park, an adjacent upper-division student housing community with 400 beds built in 2000-2003. Renovations to these 212 units included repainting of interiors and exteriors, new and upgraded stainless steel appliances and quartz countertops, new flooring, new thermostats and improved LED lighting.

Mines Park Village also included infrastructure work – road and sidewalk improvements, new detention and stilling basins and spillways, and new landscaping and hardscaping, all with a focus on sustainability.
