Project Summary

Parq on Speer is a mixed-use development located at one of Denver’s busiest intersections, on a 2.2-acre site at Speer Boulevard and Bannock Street. As our team constructed this Class A multikey project, we met the challenges of tight logistics and scheduling while minimizing the impact on the surrounding community.

The 16-story, 799,265 sq. ft. high-rise has 302 apartments ranging from studios to three bedrooms and townhouses. The ground floor includes 24 defined retail spaces (12,538 total sq. ft.) and retail parking (21,050 sq. ft.). There are also five levels of above-ground parking totaling 210,592 sq. ft., with 500 spaces.

ACM metal panels make up the exterior skin; the panels were prefabricated months in advance so that building tolerances, including windows, doors, MEP penetrations, are all within 1/8”.

Amenities include a sixth-level courtyard, pizza kitchen, fire pits and grill area, a state-of-the-art fitness center and a pool terrace on the rooftop. Parq on Speer also offers residents an elevated pet park on the third level with a grill area and pet spa. Apartment features include quartz countertops, smart home technology, floor-to-ceiling windows and occupancy sensors. The community is across the street from the popular Cherry Creek Trail and is National Green Building Standard (NGBS) certified.

Our preconstruction team worked with the ownership and architect teams for one year before breaking ground to assure that all project goals could be met.

Parq on Speer was a 2020 ENR Merit Award-winning project.
