Parq on Speer is a new mixed-use development located on a 2.2-acre site north of Speer Boulevard and Bannock Street in south-central Denver. The development is pursing National Green Building Standard (NGBS) certification. Located on one of Denver’s busiest streets, the MW team is meeting the challenges of tight logistics and scheduling while minimizing impact on the surrounding community.
The 16-story, 799,265 sq. ft., high-rise apartment building includes 302 residential units ranging from studios to three bedrooms and townhouses. The ground floor includes 12,538 sq. ft. of retail space and retail parking (21,050 sq. ft.) with 24 retail spaces. There are four levels of structured residential parking (210,592 sq. ft.) on levels 2 – 5 totaling 500 spaces. Amenities include a 6th level courtyard, pizza kitchen, fire pits and grill area, a state-of-the-art fitness center and a pool terrace on the rooftop. The development includes an elevated pet park on the 3rd level, with a grill area and pet spa. Residence features include quartz countertops, smart home technology, floor to ceiling windows and occupancy sensors. The community has direct access to the Cherry Creek Walking Trail.
The Preconstruction team worked with owner and architect teams for one year prior to breaking ground to assure that all project goals could be met. ACM metal panels make up the exterior skin; the panels were prefabricated months in advance so that building tolerances, including windows, doors, MEP penetrations, are all within 1/8”.
