OSO, Spanish for “bear,” is one of the most “uniquely Colorado” communities in Denver’s SoBo Neighborhood. Milender White teamed with Palisade Partners and Craine Architecture to build this new nine-story mixed-use development on the corner of South Acoma and East Jewell Avenue, which has a “biophilic” feel to incorporate the spirit of Colorado.
The 336,074 sq. ft. building incorporates 6,626 sq. ft. of ground-floor retail space and a 100,214 sq. ft. parking garage with 259 stalls. The 266 residential units comprise a range of studio, one, two, and three-bedroom apartments. Residents enjoy amenities such as a club/lounge, fitness center, café, and rooftop community space with fire pits, grills and pergola seating. The location, which is just off Broadway, features excellent transit accessibility and numerous attractions in all directions. OSO has a Walk Score of 87 and a Bike Score of 73.
Our preconstruction team worked with the design and ownership teams to provide real-time cost guidance to aid decision-making on a variety of programming and systems comparisons.
