Project Summary

The OSO, Spanish for “bear,” is in early design phases but will soon become one of the most “uniquely Colorado” communities in Denver’s SoBo Neighborhood.  Milender White is partnering with Palisade Partners and Craine Architecture to build this new nine-story mixed-use development on the corner of South Acoma and East Jewell Avenue­­­­­­­­, which promises a “biophilic” feel to represent the spirit of Colorado.

The 207,724 sq. ft. building will consist of 7,030 sq. ft. of ground-floor retail and a 96,782 sq. ft. parking garage with 132 stalls.  The 165 residences will offer a range of studio, one and two-bedroom apartments. Residents will enjoy amenities such as a club/lounge, fitness center, café, and rooftop community space with fire pits, grills and pergola seating. The project location features excellent transit accessibility and numerous amenities in all directions.

The Milender White preconstruction team is guiding the project from conceptual to schematic documents.  The team is working with the design and ownership teams to provide real-time cost guidance to aid decision-making on a variety of programming and systems comparisons.
