Project Summary

Milender White completed renovations and modifications to this student apartment community near the University of Texas at Austin campus. There are a total of three residential towers (9, 11 and 12 stories) as well as a six-story parking garage. The Towers have 184 units offering 641 beds comprising 223,380 sq. ft. of rentable space.

Included were conversions of the lobby/leasing area into a game room, the standing computer lab into a cyber café and an older office into a new leasing office. The workout facility was enlarged and modernized. The cafeteria was remodeled and retail spaces improved for new vendors. Other major components included new paint and finishes in common areas and approximately half of all units, an entire makeover to the pool area, upgraded landscaping, repair and replacement of building systems, exterior modernization and retrofitting of the parking structure with new energy-efficient lighting.

It was critical to have the buildings ready for students to occupy for the Fall Semester 2012 so there were no temporary relocations and interruptions to the revenue stream.  Furthermore, the facility was partially occupied during the construction process for summer camps.  Milender White worked closely with the Owner and the project team to refine a detailed construction phasing plan to maintain required bed counts for the summer camps while expediting the construction of the dining area and maintaining a fully functional kitchen.
