Project Summary

NOVEL RiNo is a 646,417 sq. ft mixed-use development located in the River North Arts District at 40th & Walnut in Denver. The project includes 483 apartment units in two buildings. The east building (above) is a 5-story, Type IIIA wood-frame structure with 212 units. The west building is a 12-story, Type IA concrete-frame garage and podium structure at Levels 1-5 with 433 stalls below a Type IIA Infinity-frame structure with 271 units at Levels 6-12.

NOVEL RiNo includes 11,856 sq. ft. of ground-floor retail space along Walnut Street. There is also a 7,800 sq. ft. indoor amenity space on the sixth floor that connects to a landscaped roof deck with a pool and spa, and a 2,819 sq. ft. future bar/restaurant space and roof deck on the twelfth floor. The project is designed to comply with Denver’s Green Building Initiative requirements.

The MW preconstruction team worked extensively with Crescent Communities and Davis Partnership Architects in preconstruction. A phased turnover schedule was developed so that the east building could be permitted separately from the west building, allowing Crescent to deliver finished units to market while the west building was in the late stages of construction.
