One Seven at Belleview Station is a 17-story, 416,000 sq. ft mixed-use development located in the heart of the Belleview Station transit-oriented neighborhood in south Denver. Located at 4882 S. Newport St., this apartment project is part of a 55-acre, mixed-use development that includes Class A office space, retail, hotels and five parks. One Seven Apartments will deliver 250 luxury apartment units with 250 parking stalls.
Level 1 includes 7,400 sq. ft. of retail space and 1,800 sq. ft. of lobby and amenity space. Level 7 will feature a landscaped outdoor roof deck with a pool & spa and 2,800 sq. ft. of indoor amenity space. The project promises to provide the Denver Tech Center community outstanding views and a unique amenity experience.
The MW preconstruction team began working closely with SA+R Architects during the early conceptual design phase. It was originally designed as a light gauge steel structure over a concrete podium. However, after a comparative analysis, it was determined that a concrete frame structure would be more efficient and cost-effective for this design. The revision was done early enough that it was able to be incorporated into the existing preconstruction schedule.
This project also will take advantage of prefabrication by utilizing prefabricated exterior walls built by South Valley Prefab. The wall panels will be built off-site and hoisted into place, then finished with window installation. This will result in faster dry-in timing and an overall schedule reduction while also minimizing the need for additional material laydown space on this infill site.
