Milender White (MW) is co-developing and building this 216-unit multifamily transit-oriented development with 36,000 sq. ft. of storefront retail. The building is a five-story wrap, with Types III and Type V-B construction. The project includes 482,000 total sq. ft. of multifamily space with 111,000 sq. ft. of parking garage.
The site is on the northeast corner of Sable Boulevard and Alameda Avenue with nearly 50,000 vehicles per day passing by in addition to the light rail line that is adjacent to the property. The development is a five-story multifamily wrap with structured parking and a concrete podium over the ground-floor retail. There will also be three stand-alone retail buildings for lifestyle retail tenants. Amenities include an outdoor pool and spa in courtyard area, and potentially, a car charging station on site.
The site is adjacent to a 19-acre city park with a pedestrian underpass connecting residents to a new RTD light rail stop (Aurora Metro Center Station) located just across Alameda Avenue. By train, the station is only 15 minutes south of the Fitzsimons medical campus, which includes the University of Colorado Anschutz Medical Campus and the Veteran’s Affairs Hospital. The MW team partnered with Xcel and RTD to coordinate moving an RTD power line to support construction.
Prefabrication: MW is constructing and installing pre-fabricated walls and floors on the project, to reduce cost and increase safety and efficiency on site.
