Mariposa Redevelopment Phase III

Project Summary

This mixed-income rental development is located in Denver’s historic La Alma/Lincoln Park neighborhood, known for its diversity of residents, the rich cultural asset of the Santa Fe Arts District and the vibrant spirit, “La Alma” of the community.  Phase III was delivered via a design-build approach and is LEED Platinum certified.  The project achieves 50% energy cost savings relative to ASHRAE standard.

Mariposa Phase III is comprised of 93 units, including six townhomes, and totals 124,935 sq. ft.  The first floor includes commercial and retail space.  There is a one-level structured underground parking garage with 38 spaces.

The design process relied on an extensive community outreach process that is a continuation from the South Lincoln Master Plan. Several community meetings were held to ensure that the design is truly of the community.

  • Net Zero energy systems (net zero carbon impact)
  • ENERGY STAR® rated light fixtures and appliances
  • 1” of continuous exterior wall insulation
  • Energy monitoring systems displaying building energy use metrics
  • Common area lighting controls
  • PV solar array
  • Low flow plumbing fixtures
  • Rebar comprised of 94% recycled content
